Head of Estates - Poundland & Dealz (UK & ROI)

Location: Walsall, West Midlands

Reports to: Property Director

Department: Property

 

Poundland & Dealz seek a dynamic and strategic Head of Estates to lead and manage our growing property portfolio across the UK and Ireland. This is a crucial leadership role, responsible for driving the strategic estate management of over 850 stores, ensuring cost efficiency, and supporting our business growth and expansion plans.

Your impact and responsibilities

.As the Head of Estates, you will:

Lead the development and execution of the estate strategy to support Poundland & Dealz’s growth.

Identify new property opportunities and negotiate favourable leases or acquisitions in line with the company’s strategic objectives.

Optimise our existing property portfolio, ensuring alignment with operational needs while maintaining cost-effectiveness.

Oversee the site selection, development, and management of new store locations, from planning through to opening.

Manage landlord relationships, lease negotiations, renewals, and terminations to maximise value while minimising costs.

Ensure compliance with all legal, regulatory, and environmental requirements related to property management.

Prepare and oversee the estate's budget, providing accurate financial forecasting and identifying cost-saving opportunities.

Lead, mentor, and develop the Estates team to ensure high performance and continuous improvement.

Collaborate with cross-functional teams, including finance, operations, and legal, and provide regular reports to senior management on the performance and status of the property portfolio.

Skills and Knowledge

.To succeed in this role, you will need:

A degree in Estate Management, Real Estate, Business Administration, or a related field (Professional qualifications such as MRICS or FRICS are highly desirable).

8-10 years of experience in estate management, preferably within the retail sector.

Expertise in commercial real estate, including lease negotiation, property law, and financial analysis.

Proven leadership experience with a track record of managing and developing teams.

Excellent negotiation, communication, and interpersonal skills.

Financial acumen, with experience managing budgets and conducting financial forecasting.

The ability to manage multiple projects, prioritise tasks, and work effectively in a fast-paced environment.

Knowledge of health, safety, and environmental regulations related to property management, along with sustainability practices in real estate.
